The Culbin is an aspirational four bedroom detached home which has been resoundingly popular with our customers over the years. It has been built on many of our developments, evolving with the times, and often making an appearance as a show home – most recently at our Dykes of Gray development in Dundee. You can view the virtual tour for this Culbin show home here.
A spacious home that works for you.
So, what makes it such a great family home? One of the big reasons is the amount of space it provides over two floors, with almost 2000 square feet on offer. From the moment you step through the front door, the marker is set, with a nice vestibule area perfect for welcoming guests into the home, and ample storage for coats, shoes, hats – you name it. Yet, for such a large home, the flow is fantastic, and the rooms all feel connected while still being able to provide private spaces for unwinding alone.
A great example of this is the open plan kitchen dining room with snug, which is perfect for any get together, whether it be with the family or entertaining guests. The French doors off the dining area provide access to the garden. They also allow light to spill into the home, providing an ambient backdrop for those long summer evening conversations round the dinner table. The snug is a cosy space which could really be used for anything. Perhaps a whisky room with some armchairs you can melt into after a long day, or a children’s play area that can be supervised from the dinner table. You have the flexibility to make it work for you.
Another highlight is the lounge which boasts floor to ceiling windows looking out towards the front of the property. The room lends itself to many uses, and due to its generous size, it makes a great place for gathering everyone together.
The sense of space continues as you head up the U-shaped staircase and into the bedrooms. The first thing to note is that bedrooms 1 and 2 both feature an en-suite bathroom with shower cubicle. Bedroom 1 also has a spacious walk in wardrobe – ideal for spreading out all your outfits and making it easy to choose what you want to wear. Bedroom 2 has dual aspect windows looking towards the front and back of the property, giving it an impressive presence that you feel every time you enter. All bedrooms have fitted wardrobes included, and bedrooms 3 and 4 make ideal children’s or guest bedrooms. The family bathroom is also upstairs, with shower over the bath, and there’s even room to place a chaise longue or other piece of statement furniture into the window recess. There is also a W.C off the main hallway downstairs, ideal for use by guests.
A place for everything with great storage throughout.
The level of storage offered throughout also makes this home a practical choice for families, and those who have collected lots of trinkets over the years. Whether it’s kids’ toys, electronic gadgets, record collections or clothes, there’s room to stow it all away and keep rooms feeling open and clutter free. The main vestibule has a built in wardrobe for heavy coats and shoes. In your kitchen and utility room, you have integrated appliances tucked away behind cabinets. The downstairs hallway has a deep cupboard and under stairs storage. Upstairs you have all your fitted wardrobes, and a handy towel or linen cupboard in the hallway. Then there’s your integrated single garage which can be accessed from inside the house.
A well-considered piece of architecture offering style and substance.
And lastly, while being comfortable and practical family home, when you take a step back, the architecture is remarkable. From the street, the full height lounge windows and roof coombes give it real stage presence, while retaining the warmth required to make it feel like a home. In the kitchen, the hob is the theatrical centrepiece of the room, and faces the dining area, allowing the host to engage with the dinner party while preparing food. The staircase has a curved bottom step which gives a subtle touch of flair, and continuing to the second floor, the sloped ceilings add traditional character to the modern bedrooms and bathrooms. Every time you step inside, you’ll find something new to admire.
